Oxford North has been designed holistically using insights gathered from across the world, to enable scientists to do their best work. Firstly, discovery is a team sport: it takes a village. That's why we’re building one million sq ft of labs and workspaces of all sizes, with flexible leasing and "grow-on" opportunities to attract a diverse community of enterprises, from start-ups to multinationals.
Secondly, we've focused on the human needs of scientists and technologists, because communities only grow where people want to be. We’re creating 26,000 sq ft of amenities: places to eat, rest, spend time in nature, exercise, get together and get inspired. Oxford North is just a 15 minute cycle from the city centre, neighbouring lively Summertown. We’re encouraging green travel with extra cycle paths and bus routes, with Oxford Parkway station just five mins away.

We're delivering The Red Hall and two laboratory buildings providing exceptional workspace for companies ranging from SMEs looking to grow, to larger occupiers seeking high specification new workspace. Amenities will be alive from day one, alongside Fallaize Park, the market square and cycle pavilion.
In 2027 we will deliver three new laboratory buildings: 3 Fallaize Street, 1 and 2 Thomas White Street, together providing 374,400 sq ft (34,782 sq m) NIA of flexible labs and workspace suited to a range of company needs.
We have outline planning consent for our overall 64-acre masterplan to provide 4,500 new jobs across circa 936,500 sq ft (87,000 sq m) of laboratories and offices. We can work with you to design and build your new workspace or global HQ to suit your bespoke needs.
